    SHORT TERM RENTAL AGREEMENT

    This Short Term Rental Agreement is made by and between RLM Assets, LLC and GUEST as of the date last set forth on the signature page of this Agreement. YOU MUST SIGN & RETURN THIS AGREEMENT. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

    Occupancy of residence will not be granted until the copy of your photo ID is in our file.

    1. Property. 1355 N 2305 East Rd, Shelbyville, IL 62565 The property is furnished and includes: linens, towels, pillows, coffee maker and crock pot, toaster oven, all kitchen utensils and cookware/dinnerware, flat screen tv with remote, outdoor patio, grill, washer and dryer, miscellaneous, (books, movies, games, vases, radio, cards

    2. Rental Party: Renter must be 29 years of age or more.

    3. Maximum Occupancy: The maximum number of guests is limited to 8 persons. If it is reported that extra guests not previously listed on the contract have occupied the house then a $225 fee per night, per guest will be charged to the renter.

    4.Term of the Lease. The lease begins at 2 p.m. on day of "Check In" and ends at 11:00 a.m. on day of "Check Out".

    5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods.

    6. Rental Rules: By signing this contract Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits daily on the property to abide by the following rules at all times. This is NOT a house for a party, bachelor/bachelorette stint, or a place to settle disagreements.

    7. Access: Guests shall allow Homeowner access to the property for purposes of repair and inspection. Homeowners shall exercise this right of access in a reasonable manner.

    8. Additional Fees: Damage to the property or furnishings; not following the rules for checkout; dirt or other mess requiring excessive cleaning; excessive amount of guests staying on the property; or any other cost incurred by Homeowner due to Guest's stay will be charged additional fees.

    9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the security deposit or payment received will be refunded as follows: 100% refund if canceled 30 days prior to the Check-in Date 50% refund if canceled more than 14 days prior to the Check-in Date 0% refund if canceled 14 days or less of the Check-in Date ** No Refunds for early Departures or Late Arrivals**

    10. Insurance: We encourage all renters to purchase traveler insurance.

    DEPARTURE RESPONSIBILITIES It is your responsibility to leave the house reasonably clean and in damage-free order. You have 3 hours to report damage items upon check-in via email or text. Additional cleaning charges may apply if the house is not left in reasonable order. Please clean off all food from kitchen utensils and cookware and wash all dishes. Trash must be secured in a plastic bag and disposed of in the exterior trash cans at the front of fence. All used towels should be hung up in back shower area. Ensure all entry doors are locked upon departure. Set thermostat to 68/ heat during the months of (Nov. Dec. Jan. Feb. March. April) and 76/cool during the months of (May, June, July, Aug. Sept. Oct

  • RENTAL RULES (Exhibit A)

    You will receive (email) a Welcome Letter shortly before arrival and written rules of the house are at the house.

    The key code will be sent in the welcome letter via VRBO/AIRBNB email closer to your

    House Rules - Initialing below shows your understanding and agreement of rules.

    NO SMOKING OF ANY SORT!! (vape, pot, etc)

    PETS NOT ALLOWED

    Quiet Time is 10pm - 7am

    Guests are Responsible for and damage to house and property during their stay.

    The house is air conditioned and fully equipped with glasses, pots, pans, utensils, toaster, coffee maker, microwave, and refrigerator. Also included are linens, bath and kitchen towels, excluding beach towels.

    The house has a gas grill and campfire ring.

    We do not clean during your stay. This includes the kitchen and all cooking/dishes used.

    No events / parties permitted.

    Smoking is not permitted in the house and if this rule is violated, the guest will be charged a $500 cleaning fee.

    No refunds for early departure or late arrivals.

    No tents permitted on property.

    No fish cleaning on property.

    Hot Tub: REGULAR STREET CLOTHES ARE NOT TO BE WORN INSIDE THE HOT TUB;ONLY SWIMSUITS ARE ALLOWED IN THE HOT TUB. GUESTS WILL BE CHARGED $75.00 IF WE HAVE TO DRAIN THE HOT TUB AFTER THEIR STAY BECAUSE OF WEARING SHORTS, CUT-OFFS, T-SHIRTS, TANK TOPS INSIDE THE HOT TUB. When using the hot tub, remember there is a certain health risk associated with this. Use at your own risk.

    If you disregard policies, you will be asked to leave with no refund.

    Guests are liable for any and all damages to the house and contents incurred during their stay. Guest shall hold harmless RLM Assets, LLC against any liability for personal injury and/or loss of property while on the premises.
