How to include an HTML text (terms and conditions) on the PDF to be downloaded by the recipient?

Hi, We also would like to add an HTML text (terms and conditions) that should appear on the PDF to be downloaded by the recipient.  I tested to add a text field and set to hidden but it's still not included in the PDF page.  Please help. Thank you.
