  • Thank you for completing your original lease period via Chas Everitt Property Rentals. We trust that your stay at your home has been a comfortable and happy one.

    According to Section 14(2c) of the Consumer Protection Act 68 of 2008 we must inform you within 40 – 80 days prior to the expiration of your fixed term contract that you entered into on |Lease.CommenceDate| with Chas Everitt Property Rentals for |Property.Address| will expire on |Lease.ExpDate|.

    Do take note that should you fail to exercise your opinion as stipulated in option 1 or 2 the contract will continue on a month to month basis and that the contract will automatically default to all the prescribed conditions as per option 1. Irrespective if you have consented and should you be due for a rental increase it will automatically be instituted.

    Please complete the following section below and forward to Chas Everitt Property Rentals in order for us to facilitate negotiation with the Owner for the renewal of the Lease or to start with the Lease Termination process.

  • Option 1 – Renew the Lease Agreement:

  • Special Conditions for renewal

    All monies due to Chas Everitt Property Rentals must be paid in full                    and utility bills (Water and/or Electricity) consumption must be fully                paid.

    An information update form must be completed prior to the new                        Lease Agreement being drafted.

    Every time a new Lease Agreement is send to you a renewal fee will be payable, it is therefor in your best interest to sign the Lease Agreement as soon as possible to avoid being charged for multiple renewals.

  • Option 2 Terminate the Lease Agreement

  • Cost for Inspection and Administration fee will be charged as per your current Lease Agreement, Chas Everitt Property Rentals will forward you an Application to Terminate Lease form that must please be completed and send back to our offices.

    Please ensure that all your current accounts relating to the property are fully paid such as: Chas Everitt Property Rentals, utility bill for water and/or electricity and/or any other account relating to the property. The property must be cleaned and maintained as per contract prior to you vacating the property.

  • Note to Tenant: Despite any provision of the Lease to the contrary or whatever anyone, including the Landlord/Agent, may say to you, you have the right, should you wish to do so, to cancel the Lease upon the expiry of its fixed term, without penalty or charge, but subject to

    • your remaining liable to the Landlord/Agent for any amounts owed to the Landlord/Agent in terms of the Lease up to the date of cancellation, if any; and

    • the Landlord/Agent having the right to impose a reasonable cancellation penalty with respect to any goods supplied, services provided, or discounts granted, to the Tenant in contemplation of the Lease enduring for its intended fixed term, if any; and

    • the Landlord/Agent having the duty to credit you with any amount that remains your property as of the date of cancellation.
