PURPOSE:
1. To establish criteria for acceptance of all animals and especially dogs, cats, reptiles, snakes, farm and exotic animals.
2. To ensure that Norplex knows which dogs, cats, reptiles, snakes, farm or exotic animals are present.
3. To establish controls to provide for the health, safety, and general well-being of the Tenant, adjoining tenants, and the neighborhood.
CRITERIA:
1. Tenant must receive WRITTEN approval PRIOR to obtaining any dog, cat, reptile, snake, farm or exotic animal or before obtaining any replacement for any previously approved animal, even if the same kind. Any animal obtained PRIOR to Norplex approval will generally NOT be accepted and Tenant must remove or face eviction. Same criteria applies to “guest” animals. Tenant should NOT assume Norplex approval.
2. Only legal (local, state, federal) animals permitted. Inoculations must be current. Animals shall be registered/licensed as required by any laws/ordinances and proof provided to Norplex by Tenant within 10 days of occupancy. A recent photograph of the animal which also includes the applicant may be required.
3. No more than one (1) dog is permitted. No more than two (2) cats permitted. Combined total of dog and cats shall not exceed two. Support Dog accepted per #6 below but excludes an additional “pet” dog. Other animals are considered on an individual basis.
4. Norplex reserves right to charge Animal Security Deposit and/or Animal Monthly Fee for any animal when initially approved or at later time based on the actual property damage history of animal. In addition, Norplex will repair any observed damage to property during tenancy and charge Tenant accordingly.
5. Dogs which can be considered "aggressive", "protection" or "attack" breeds not permitted regardless of dog's training, current age or disposition/behavior. These pure breeds and predominate mix-breeds are specifically NOT accepted: Akita, Alaskan Malamute, Boxer, Cane Carso, Chow Chow, Doberman, German Shepherd, Great Dane, Siberian Husky, Bull Mastiff, Presa Canario, Rottweiler, Wolf-hybrid, any breed of Pit Bull (Any Terrier MUST have veterinarian letter stating dog is NOT Pit Bull, American Staffordshire Terrier or Staffordshire Bull Terrier). Norplex has right to request veterinarian letter as to predominance of any breed in question. NORPLEX RESERVES RIGHT TO REQUEST RECENT PHOTO FOR FILE OF ANY DOG, ESPECIALLY NON-RECOGNIZED BREEDS.
6. SUPPORT ANIMAL – An animal properly / professionally trained to assist a visually or physically impaired Tenant is accepted by Norplex regardless of breed or size upon WRITTEN verification of Tenant's need by a physician specializing in the relevant disability and WRITTEN assurance from the trainer of the animal’s certification. An emotional support animal is accepted upon WRITTEN verification of Tenant's need by a physician specializing in the relevant emotional disability. No Security Deposit or monthly fee is required.
7. Large breed/size dogs, i.e. those over 15" high at the base of the neck or over 25 pounds, (Collie, Labrador Retriever, Springer and some other Spaniels, Irish Setter, Basset Hound, some Beagles, Golden Retriever, Dalmatians, Shetland Sheepdog, Saint Bernard for example) are generally NOT accepted if puppy or young dog, or show signs of "aggressive", "protective" or "attack" disposition when approached by stranger. All large dogs may be considered only after visitation and evaluation by Norplex.
8. Small/medium dogs (miniature Poodle, toy Terriers, Pekinese, some Beagles, Cocker Spaniel, Dachshund, Chihuahua, for example), cats, fish, gerbils, white rats, birds, reptiles and non-poisonous snakes are generally acceptable. Farm and exotic animals are individually evaluated and considered.
9. Tenant must agree to all aspects of this Animal Policy and must sign Policy (as part of Rental Agreement or as Addendum) indicating specific animal(s) permitted PRIOR to bringing to premises. Any animal brought to property PRIOR to approval MUST be removed to avoid eviction.
10. Tenant agrees to abide by the following additional terms and conditions in exchange for Norplex permission.
A. To keep animal under control at all times.
B. To keep animal restrained, but not tethered, when outside fenced area. To not let animal run fenceline, dig holes or otherwise deface yard. Any defacing of yard is considered damage which must be repaired.
C. To adhere to Ordinances, including dog and cat leash laws. To have animal continually licensed as required by city and provide Norplex evidence of same.
D. To NOT leave animal unattended, for any unreasonable periods.
E. To clean up after animal by disposing of waste properly and quickly. Yard must be regularly cleaned of waste to reduce rodent problems.
F. To NOT leave food for animal outside dwelling where it will attract other animals/rodents.
G. To keep animal from being unnecessarily noisy, aggressive or causing any annoyance or discomfort to others, and will remedy immediately any complaints made directly by neighbors or through Norplex.
H. To provide animal regular health care and inoculations as required by Ordinance.
I. To provide animal with an identification tag.
J. To remove all offspring of animal within eight weeks of birth.
K. To pay for damage to property including yard, pest control, any other Norplex incurred expense.
L. To pay current Animal Security Deposit as in effect at time animal is approved, of which any amount may be used for cleaning/exterminating, repairs, or delinquent rent. This Animal Deposit, or what remains after charges have been assessed, will be returned to Tenant within thirty (30) days after Tenant provides WRITTEN notice animal is no longer on premises.
M. To pay a current Monthly Animal Fee as in effect at time animal is approved for each month animal is on property.
N. Norplex reserves right to revoke permission for animal should Tenant violate any conditions of this Addendum to Rental Agreement. Failure to promptly remove animal will result in eviction.
