At all times while on the Property, Contractor will wear a name tag that states the first and last names of the individual wearing the tag, along with the Contractor’s corporate name. If Contractor issues uniforms to its employees, then all of Contractor’s employees will wear their uniforms at all times while on the Property.
Contractor will be courteous and professional at all times to residents of the Property. Contractor will refrain from slamming doors, yelling to coworkers, using inappropriate language, and playing music, and creating other noise not necessary to the performance of the Work.
Keys, radios, or other items (each an “Assigned Item”) may be issued to Contractor by Owner during the course of the Work. Contractor will not allow any Assigned Item to be transferred or handed off to any employee or representative of Contractor, or any other third-party, except the employee or representative to whom the Assigned Item was issued. Contractor will return the Assigned Items to Owner upon departure from the Property on a daily basis, or upon demand by Owner. Under no circumstances will Contractor leave Property with any Assigned Item. Contractor will comply with all of Owner’s policies and procedures for checking out and returning Assigned Items. Contractor will promptly notify Owner if any Assigned Item is lost or mishandled. Contractor will reimburse Owner for any Assigned Items that are lost or damaged at retail cost.
When entering an occupied housing unit, Contractor will knock at least three (3) times before opening the door. After opening the door, Contractor will call out “Maintenance” in a loud and clear voice. If any tenant is present in the unit, Contractor will only remain present in the unit with the tenant’s consent. Contractor will follow the above procedure prior to entering any room with a closed door.
When working in an occupied housing unit, Contractor will leave the unit in the same condition it was in when entered. Contractor will not adjust any thermostat or use any restroom or appliance within the unit.
If there are pets present in any occupied unit, Contractor will not let the pets outside of the confined area in which Contractor finds the pet. For example, without limitation, if a dog is shut in a bathroom, Contractor will not let the dog out of the bathroom.
Contractor will not smoke or allow the consumption of alcohol or illegal narcotics on the Property.
