Letter of Lease Agreement
This Agreement is entered into by Canada Hostel Management and “Tenant” (whose name is in the form below this letter) and outlines the terms and conditions of both parties, and payments relating to rental of property at the address stated above ("Canada Hostel”).
The Landlord has agreed to let to the Tenant who has agreed to take the premises comprising a Self Contain at address stated above this letter on an annual rent of N210,000 (Two Hundred and Ten thousand Naira) only with the breakdown as follows:
- BEDC BILL - N20,000
- MAINTENANCE FEE- N10,000
- RENT - N180,000
IT IS NOW HEREBY AGREED AS FOLLOWS:
(1) That the Tenancy shall be for a period of ONE (1) year CERTAIN
(2) That the annual rent for the premises is N210,000(Two Hundred and Ten thousand Naira) only payable in advance of ONE (1) year.
THE TENANT COVENANTS WITH THE LANDLORD AS FOLLOWS:
a) To pay the rent at the time and in the manner aforesaid.
b) To keep the premises and all fittings and fixtures together with the appurtenances in good and tenantable repairs (earthquake, storm, lightening/thunderstorm, tempest, civil commotion, fire, wear and tear and any other natural disaster exempted.
c) To permit the Landlord and/or his agents at all reasonable hours of the day, time (provided that reasonable notice of intent to make such visit had been given) to enter upon and view the condition of the premises.
d) At the expiration of the said term to return the said premises to the Landlord in good and tenantable conditions.
e) Not to assign, underlet or part with possession of the demised premises without the written consent of the Landlord, such consent not being unreasonably withheld.
f) To keep to the NO smoking policy, as well as adhere to the maximum of two occupants in a room.
THE LANDLORD HEREBY COVENANTS WITH THE TENANT AS FOLLOWS:
a) That the tenant paying the rent hereby reserves the performing and deserving the several covenants and stipulations herein on his part contained shall peaceably hold and enjoy the premises and any fixture therein during the continuance of the tenancy without any interruption by the Landlord and/or any person rightfully claiming through him.
b) That the tenant shall not, under any circumstance stay a day longer than is stipulated in this agreement except it is expressly written and stated as such by the landlord or his Agent.
CONFIRMATION
WE HEREBY CONFIRM that the said premises are in good order and condition and that all fittings & fixtures are in good working condition.
