A Guide for Our Customers

Together we’ve begun a partnership in a process that will bring enormous satisfaction and reward, a process called remodeling.

All remodeling is done in a series of steps, and will undergo orchestrated phases before completion.

We will address how the remodeling process may impact everyday life for homeowners and their families.

This project may require and down payment with progress payments (noted on contract) and the complete balance due upon completion of a functioning bathroom or kitchen. (Retaining fee may be withheld. This is a custom remodel project. Every item is custom ordered for your job. We do not stock these items in our inventory. If a distributor sends defective or wrong material to us and delays either the start or finish date, any reduction in contract price will be negotiated through them. Any reduction in price for this inconvenience will be passed on to you. Any claim for adjustment shall not be reason or cause for failure to make payment of the purchase price in full.

All change order or addendum's must be approved before proceeding with work. A deposit may be required under the same terms as above.

Warranty situations will be scheduled Monday thru Friday between 8:00 AM and 3:00 PM unless an emergency situation arises. Warranty covers labor and material for a period of 5 years from date of installation.Any work deemed non-warranty will be quoted before proceeding. A trip charge may be applied.

OCP has the right to install different items than are stated on the contract, with owner approval, as long as they are of equal or greater value and do not deter from the final appearance or function of the contracted job.

Start and finish date of your installation on contracted jobs are an estimate. Certain variables could delay the start/finish of your job. They include, but are not limited to: illness, weather conditions, defective material, available labor or unforeseen circumstances. We will not sacrifice quality for a deadline and we will make every attempt to make the project run as smooth as possible. Our Project Manager will be contacting you with the anticipated time frame for your start date.

You may receive a reduction in price to the contract for the following reasons:

1.) Change order or addendum to contract was made to contract for less expensive items or less labor-intensive items. Restocking and administrative cost may be applied.

2.) If item contracted to be installed is not available or defective and an item of lesser cost is installed with owner approval. Restocking and administrative costs would not be applied.

3.) If defective item is installed and item is acceptable to owner without repair. Any price reduction in cost to OCP given by vendor or manufacturer will be passed on directly to owner. No administrative cost will be applied. No price reduction will be given on defective items that have been repaired or replaced at OCP, manufacturer, or vendor discretion. Any and all cost to have defective items repaired or replaced will not be the responsibility of the owner.

4.) If wrong item is installed which is of a lower cost item is acceptable to owner, the difference in cost will be the deduction in contract price. If wrong item is installed which is of greater cost, no cost will be passed on to the customer. (If owner wants the correct item installed in place of the wrong item, no cost will be passed on to customer.)

5.) Any material ordered wrong or damaged by OCP which delays either the scheduled start or finish date shall be a reduction to contract price not to exceed 10% of item cost. No administrative or restocking charges will be applied.

6.) If a complaint remains unresolved, the BBB and/or NARI local associations offer a program of arbitration to industry members and their customers. This is a voluntary program in which both parties agree not to arbitrate unless an unresolved dispute actually arises

What is the Daily Routine?*

Our days may begin as early as 6:00 a.m. and end as late as 6:00 p.m., Monday through Friday, excluding holidays.In rare situations, work may be performed on a Saturday if circumstances warrant it. In this unlikely event, you will be informed of our intention to work on a Saturday.

Will Work Be Performed Every Day?*

Most likely, no. While we do our best to ensure continuity, and to keep the job running on schedule, a variety of contractors are required to complete most remodeling projects. It is not unusual to have a few inactive days or possibly even weeks if custom ordered material is needed and can't be ordered until after the project has started due to needing exact measurements. (Ex: Custom counter tops, shower doors, cabinets etc...)

What Are The Chain of Events?*

The usual chain of events for a given remodeling project are as follows: Permits,Demolition, Rough Framing, Electrical, HVAC, Plumbing, Rough Inspection,Insulation, Drywall & Texturing, Cabinetry, Finish Carpentry, Finish HVAC & Electrical, Painting, Counter Tops, Finish Plumbing, Flooring, Final Inspections& Punch List, Walk Through.The supervisor, on a per job basis, may adjust the actual sequence of events. This will not affect final quality.

What Things Could Affect the Job Schedule?*

Unforeseen events and variables beyond our control—like weather, injury, illness,mechanical breakdown, material shortage, labor shortage, etc., can all affect the job schedule.Any customer-provided materials need to be on the job site at the time they are required. Occasionally, customers order additional work that would best be performed during a given phase of the project, and that can affect the job schedule, also.You should know that most jobs are completed on time.

What If a Delay Occurs?*

It can happen. If it does, consider it a normal part of the process. But rest assured, we will do everything in our power to mitigate the inconvenience and overcome the obstacle. We are professionals, dedicated to completion of “Our Project”, on time and on budget! We will do all we can to accomplish this goal!

Will the Budgeted Amount Increase?*

No. We are very good at this! The price as quoted is highly accurate. As long as no additional work is added by the customer, or required by uncovering hidden damage, the job will stay on budget.The allowances included for some items in you Proposal/Contract are guidelines.Depending on the selections you make, you may be over or under budget on the project.

Can the Workers Answer My Questions?*

As a rule, no. Your sales/design consultant or your job supervisor can answer most any question. Individual workers are there performing their specialties, and may have no knowledge of the overall scope of the project, job costs, or design specifications and alternatives.While our workers and subcontractors are personable, talented professionals, they are being paid to work. They work best with as little distraction as possible, so it is in your best interest to keep socializing to a minimum.

Do Workers Need to Use the Bathrooms?*

Yes. They will leave things as they found them. If you object to workers using your facilities, let us know and we will provide other arrangements—possible including a temporary Port-A-Let type facility, billed to you at minimal charge.

If I'm doing a bathroom remodel project will I have use of the toilet or shower area every day?*

As a rule, no unless it is stated on your contract that we will have a functioning toilet or shower at the end of each working day.

If I'm doing a kitchen remodel project will I have use of the kitchen sink every day?*

As a rule, no unless it is stated that we will be installing a temporary sink until the final counter tops are installed. There still may be days/weeks with out a kitchen sink depending on the scope of work.

Do Workers Need Storage Space?*

Yes. Materials will be delivered to the job site and it is in your best interest to make the garage and/or basement available. If other arrangements are needed—possible including a temporary storage container (PODS) type facility, billed to you at minimal charge. Some materials, like lumber, can be stored on the driveway, protected by a tarp.Cabinets, windows, drywall, insulation, siding, and flooring are best sheltered by a garage. The driveway serves as a staging area, and this is where we may park the refuse dumpster, bagster or job site trailer if needed. It is helpful to clear the driveway before the workers arrive each morning. Check with your municipality regarding on-street parking, before work begins if necessary.

Are Your Workers Trustworthy?*

Yes. These are professional tradesmen and all have been working with us for sometime.

What About Pets?*

Pets should be secured and kept clear of the work area where they will be safe and not interfere with operations. The majority of our workers and subcontractors have pets, and regard them as members of the family. As can sometimes happen with construction, loud noises can occur. If your pet is sensitive to noise,you might want to take precautions ahead of time to ensure a less stressful situation.

Will My Yard & Landscaping Suffer Damage?*

Usually not. For all but foundation and major construction jobs, no appreciable damage should be incurred to yard or landscaping. In case of larger jobs, like an addition, the impact to your yard and landscaping is anticipated and will be discussed with you before work begins.

What If a Worker Sustains Injury?*

This is our responsibility completely. All of our workers and subcontractors are fully insured and maintain current Certificates of Insurance, which we keep on file. If injured on the job, all of our workers and subcontractors are covered by Worker’s Compensation.

What If I’m Not Happy With Some of The Work?*

Call your sales/design consultant or job supervisor immediately with any concerns you may have. We will address any problems and make any necessary correction.

What If I’m Doing Some of The Work?*

Refer to the schedule that was discussed and make it a point to complete your phase of the job pursuant to that schedule. You will incur additional charges if our people have to wait for you to complete the phase of work you contracted to do.

Who Cleans Up?*

Our workers and subcontractors are expected to pick up and either shop vacuum or broom-clean at the end of their working day. During this time, expect more dust and dirt than usual. Let us know at once if there’s a problem with this. As a precaution, if sanding needs to be done, covering your furniture or sealing doorways with plastic is recommended

When Are Payments Due?*

The payment schedule is outlined on your Proposal/Contract. We expect payments to be made according to the schedule. You may go to secure.oakcreekplumbing.com and make payment on-line for your convenience. On occasion, additional payments may be required—as with a change order.

What is a Change Order?*

A Change Order is an adjustment to our agreement. Change Orders are common and are not always indicative of a problem. A Change Order is generated for one of these reasons:*Additional work is required due to circumstances on the job.*Anticipated work is not required due to circumstances on the job.*Additional work is ordered by the customer.*Anticipated work is deleted by the customer.*Alternative product is selected by the customer. Only your sales/design consultant or job supervisor can authorize a Change Order. Change Orders will generate either an additional charge or credit, to be applied to the next scheduled payment. At our discretion, we may opt to draft a new agreement in lieu of generating a Change Order.

What If I Need Help Preparing?*
