The electrical installation must comply with the requirements of BS 7671 (latest edition) ‘Requirements for Electrical Installations’ incorporating latest amendment.

System takes groundwater as well as grey wat
er from washing machine and sink. There is a
high level alarm that was installed behind
the washing machine which is faulty and can
be decommissioned. The other high level alar
m on the wall operates correctly and is conn
ected to the house alarm by VF. This was OFF
on arrival, turned on to test and left on.
There is no backup battery for this alarm, s
o highly recommend it is upgraded to a Delta
HLA. The pendant float inside the chamber i
s too large for the sump and gets caught on
the chamber wall. This should be replaced wi
th a smaller one to allow it to pivot freely
. The battery backup does not operate in a s
imulated mains outage. Battery at 3.1V and u
nit does not charge. This requires replaceme
nt. Water also dripping from above very clos
e to battery - recommend relocating when rep
laced. The 12V pump can be decommissioned an
d capped off. The chamber is very sludgy and
would benefit from a full major clean. The
insulation resistance reading on the Lowara
pump (primary) was 26Mohms which is low. Rec
ommend carrying out another check at time of
remedials then at next service. The Zoeller
pump float was stuck on arrival, freed off
and lubricated with silicone spray. The IR r
eading of this pump was 60Mohms, again low.
The Lowara pump is fed from a three pin plug
and the Zoeller pump is fed from a separate
supply (switched spur). The 12V backup pump
has been left off due to it not being opera
tional. All pipe work is low pressure and sh
ould in fact be high pressure to about issue
s with pipework failing in the future.
