    Information inquired contained in this application are set forth by Homeward Bound Property Management for the purpose of either

    1. Positively identifying the applicant.

    That you aren't a fugitive trying to start a new life with another's name.

    2. Performing a risk evaluation, as determined numerous factors including but not limited to:

    INCOME

    Can you afford to pay rent?

    CREDIT SCORE & RENTAL HISTORY

    Can you be trusted that you will actually pay rent?  

    We know that small bills are different than rent tho. That's why we have no requirement for a minimum credit score. Each section can have the same score meaning if you shine in every other category, it won't matter. Say an applicant has a outstanding credit score, yet their past landlord notes they we're always late on rent. None of their references could be contacted. They have a good job and income but they have been evicted from every property. NO THANK YOU! DENIED! 
    Yet  the applicant with 10 references opposed to the required 3i(ALL were contacted and confirmed legitimate) 400 credit score was accepted.

    REFERENCES 

    If other people trust you, (weather that be present or previous:  co-workers, bosses, neighbors, landlords or friends) then we think we should too!

    With 15 years of experience we've learned that untrustworthy people who lie, typically...actually, NEVER! Yes, they NEVER have 5 people who are willing to go on the record and say otherwise. This fact is the main reason why references are vital part in the approval process.

    VERIFIABLE INFORMATION 


    It takes more than mediocre Photoshop to  furnish ACTUAL verifiable information.


    It is our policy to NEVER deny an applicant based on a single question.     Neither will we descriminate or deny based on source of income!  However, If ANY part of your application is found to be fraudulent or forged, said application will receive an IMMEDIATE DENIAL. As well as be added to your name with "mysmartmove.com" raising your risk assessment score that directly in turn, portrays you as a liability. The risk isn't worth it, Just be honest in every aspect of your application. We understand people aren't perfect no one expects you to be.
