What is Form 8829?
Form 8829, Expenses for Business Use of Your Home, is how self-employed people figure the home office deduction using actual expenses. It calculates the business share of costs like mortgage interest, rent, utilities, insurance, repairs, and depreciation, plus any amount you can't deduct yet and must carry over.
Who should file Form 8829?
You file Form 8829 if you report business income on Schedule C (Form 1040) and use part of your home regularly and exclusively for that business, such as your main place of business, a place where you meet clients, or a separate structure you use for work. Employees generally can't take this deduction.
If you use more than one home for business during the year, you file a separate Form 8829 for each one.
Do I need Form 8829 if I use the simplified method?
No. The simplified method lets you deduct a set rate per square foot of office space, and you figure it with the worksheet in the Schedule C instructions instead of Form 8829. Form 8829 is for the regular method, where you track actual expenses. Check the current instructions for the simplified rate and square footage limit.
How do I fill out Form 8829?
In Part I, enter the square footage of your office and of your whole home to get your business use percentage. Part II is where you list direct expenses (just for the office) and indirect expenses (for the whole home), then apply your percentage and the income limit to find your allowable deduction.
Part III figures depreciation on the business part of your home, and Part IV shows any expenses you couldn't deduct this year and can carry forward. The final deduction goes on Schedule C.
What are common mistakes on Form 8829?
The most common issues are claiming space that isn't used exclusively for business, such as a guest room that doubles as an office, and mixing up direct and indirect expenses. People also forget that the deduction is limited by business income, so any excess has to be carried over rather than claimed right away.
