What is Schedule E used for?
Schedule E (Form 1040), Supplemental Income and Loss, reports income and losses from rental real estate, royalties, partnerships, S corporations, estates, trusts and residual interests in REMICs. The totals flow to Schedule 1 and then to your Form 1040.
Who needs to file Schedule E?
You'll generally file Schedule E if you rent out property, receive royalties, or get a Schedule K-1 from a partnership, S corporation, estate or trust. Some people with rental property report it on Schedule C instead, for example if they provide substantial services to guests, so check the instructions if you're unsure.
What's in each part of Schedule E?
Part I covers rental real estate and royalties. Part II reports income or loss from partnerships and S corporations, Part III covers estates and trusts, and Part IV is for REMICs. Part V summarizes the totals and includes a few special reporting lines, such as for farm rental income.
Can I deduct losses from my rental property?
Sometimes. Rental activities are usually passive, and passive loss rules may limit how much of a loss you can deduct in a given year. If those limits apply, you may need to complete Form 8582 before entering the deductible loss on Schedule E. You may also need Form 4562 for depreciation. A tax professional can help with your specific situation.
How do I fill out Schedule E?
At the top of Part I, answer whether you made payments that required you to file Forms 1099. Then list each property's address, type and the number of fair rental and personal use days. Enter rents and royalties received, followed by expenses such as advertising, insurance, mortgage interest, repairs, taxes, utilities and depreciation.
If you have pass-through income, fill out Parts II and III using the amounts from your Schedule K-1s, then total everything in Part V.
