I am creating a new form. Normally I embed the source code right away so I can how my edits are reflected on the actual web site. The edits are usually reflected in the embedded form right away.
But for some reason today my changes are not being saved correctly (?) and the embedded version does not change - even when I delete the source code and copy paste the code again, the edits/changes are not showing up.
Is there a server lag or something else causing this problem?

Actually this is just a problem with the secure forms. The non SSL form is being updated correctly, but when I select SSL option it reverts back to an older, incorrect version.

We had some delay in database replication problem with secure.jotform.com it has already been fixed however it might have still been cached on your end. For the meantime to view the changes correctly you may use https://www.jotform.com instead.
