Can I replace the PDF form, using the Smart PDF feature

My form is more of a template (for rental agreement). Name, Pricing and Dates will change from tenant to tenant. It is easy to change those in the editor (in BUILD mode). It would be more difficult to rebuild the entire form, every time I change the original PDF.

Is there a way to substitute the original PDF, maybe then just reconnect fields manually?

You do not need to rebuild the entire form, just update the original PDF as explained here: https://www.jotform.com/help/873-how-to-update-the-pdf-through-smart-pdf-forms
