    here's the scenario:

I am a real estate agent, and you are buying  house

There is a long checklist of information including real estate transaction checklist I need you to complete or provide

As you provide each item, you can check it off your list; so you might visit this form 5-8 times before each item is complete; at which point you will click SUBMIT to notify that your checklist is complete.

    What I need:

a form that I can mail to buyers with a url unique to them, that they can visit, access, and edit until completed.

Is this something jotform can do?

    Yes.

I believe the best way to achieve this is by using the feature "save forms to continue later". With this feature it is necessary to create a first form were user will put his name and email. When they submit this first form they will receive a link to a pre-populated second form.
